🔨 What to Expect During Construction
- Construction hours: Our crew typically begins work at sunrise and may arrive earlier for setup. Work may continue into evening hours when necessary. Please be aware that crew members will be walking around the exterior of buildings during early morning hours.
- Noise is unavoidable. Roofing involves heavy machinery, nail guns, and material removal. If you work from home, have young children, or pets sensitive to noise, we recommend making alternative arrangements on the days your building is being worked on. We'll give you advance notice.
- Nails and debris: Removing an old roof generates thousands of nails. We use high-powered magnets and do thorough sweeps, but a few may be missed. Please wear shoes when walking near construction areas and keep an eye out for stray nails in walkways and parking areas.
- Vibrations may occur. Roof work can cause vibrations inside your unit. Secure any valuable wall hangings, shelved items, or fragile decorations before work begins on your building — especially items with sentimental value.
- Dust and debris near entries: Despite our best efforts, some dust and small debris may settle near doorways and windows. We recommend keeping windows closed on your building's work days.
- Dumpsters and materials will be placed in designated staging areas approved by your HOA. Please do not dispose of personal items in project dumpsters — additional items may incur fees on the community's invoice.
- Parking may be temporarily affected. Material deliveries and dumpster placement may require temporary use of parking areas. We will provide advance notice of any parking changes and keep disruptions to a minimum.
- Satellite dishes: If you have a roof-mounted satellite dish, our crew will reset it to its original position after installation. You will need to contact your provider for re-alignment. If you no longer use it and want it removed, let us know in advance.
- Weather delays happen. Florida weather can cause schedule shifts. If rain or high winds delay work, we'll communicate updated timelines immediately. Safety always comes first.

- Keep pets indoors during construction on your building
- Use a leash for outdoor bathroom breaks
- Clear the yard of pet waste before work begins
- Consider daycare for noise-sensitive animals
🚗 Vehicles & Access
- Keep driveways and fire lanes clear on work days
- Move vehicles from designated staging areas when notified
- Maintain clear pedestrian paths at all times
- Follow any temporary parking signage posted

Before work begins on YOUR building, please:

☐ Close all windows facing the work area
☐ Move patio furniture, potted plants, grills, and decor away from the building
☐ Clear pet waste from nearby lawn areas
☐ Make arrangements for noise-sensitive children or pets
☐ Move vehicles from the immediate work zone if requested
☐ Turn off any irrigation systems near the building

Roof replacement is one of the messiest jobs in construction — we're removing and replacing hundreds of thousands of nails and fasteners from your roof. Our crews run high-powered magnets across every inch of the property after each tear-off, and we take cleanup seriously.
That said, we're human. A few strays can slip through despite our best efforts.
Here's our promise: If you find stray nails on your property after we've finished your building, snap a photo and text or email it to Kent directly (contact info below). We will send a crew out for a dedicated clean sweep of your area — and we'll drop off a coffee shop gift card as a thank-you for helping us keep the community safe.

🏠 After Construction
- Dumpster removal occurs within 24 hours of project completion on your building. Extra materials will also be picked up at that time. All surplus materials remain the property of Ocean Group Construction.
- Final inspection: Each building undergoes a county inspection upon completion. A quality control walk by our management team follows within 5-7 business days.
- See something? Say something. If you notice any areas of concern after construction — a loose piece of flashing, debris in your yard, anything — please contact us immediately. We want to fix it fast. Keep in mind that some conditions (dented gutters, chipped paint, driveway cracks) may be pre-existing, which is why we photograph everything before we begin.
- Other contractors: If you have other work planned (painting, windows, concrete, siding), it's best to complete roofing first so we don't risk damaging new work. Coordinate with your HOA on scheduling.
