Standing Seam vs. Exposed Fastener
This distinction matters more in Florida than anywhere else. Standing seam panels interlock with concealed clips and have zero exposed fasteners. Exposed fastener (screw-down) panels rely on hundreds of screws with rubber washers that degrade in Florida's UV within 5-7 years, leading to leaks at every fastener point.
For commercial applications in Florida, standing seam is the only metal roof system we recommend. The upfront cost difference is paid back many times over in avoided maintenance and leak repairs.
Hurricane Performance
Metal roofs have a reputation for excellent hurricane performance — and it's deserved, with a caveat. The engineering matters as much as the material. Clip spacing at perimeter and corner zones must be tightened beyond standard field spacing. Ridge caps must be mechanically secured, not just snapped on. And edge trim must be continuous-cleat attached per ANSI/SPRI ES-1 standards.
Corrosion in Florida
Florida's coastal salt air corrodes untreated metal within years. For commercial metal roofs in Florida, specify:
- Galvalume substrate (aluminum-zinc alloy coated steel) — minimum for any Florida installation
- PVDF finish (Kynar 500) — the premium fluoropolymer coating that resists UV, chalking, and salt degradation for 30+ years
