TPO Membrane: The Commercial Workhorse
TPO (Thermoplastic Polyolefin) dominates Florida commercial roofing for good reason. It's cost-effective, energy efficient, and handles flat roofs โ which is what most commercial buildings have.
When to Choose TPO
- Flat or low-slope roofs โ warehouses, strip malls, office buildings, medical facilities
- Budget-conscious projects โ lowest installed cost per square foot of the three systems
- Energy savings priority โ white TPO reflects up to 88% of UV rays, reducing cooling costs by 15-20%
- Fast installation โ TPO installs faster than tile, less disruption for occupied buildings
The Rhino Bond Advantage
Not all TPO installations are equal. We use the Duro-Last Rhino Bond induction welding system, which eliminates mechanical fasteners that can back out in Florida's thermal cycling. The membrane is welded directly to insulation plates โ no penetrations, no leak points. Wind ratings up to 180 mph.
We recently completed a flute-fill TPO system over an existing standing seam metal roof at Sun Harvest Citrus in Fort Myers โ EPS foam strips inserted into the metal flutes to create a flat surface, then Rhino Bond TPO over the top. What to Watch Out For
- Membrane thickness matters โ 60 mil minimum for commercial. Don't let anyone sell you 45 mil fleece-back on a building you plan to own for 20 years.
- Seam quality is everything โ 90% of TPO failures happen at the seams. Certified welders and proper testing after installation are non-negotiable.
- Ponding water โ Florida's flat roofs pond. Make sure your tapered insulation creates proper drainage. Minimum 1/4" per foot slope.
Standing Seam Metal: The Long Game
Metal roofs cost more upfront but last 40-60 years with minimal maintenance. For building owners who plan to hold the asset long-term, the lifecycle cost often beats TPO.
When to Choose Metal
- Sloped roofs โ retail, restaurants, mixed-use buildings with architectural requirements
- Long-term ownership โ if you're holding the building 20+ years, metal's lifecycle cost wins
- Insurance optimization โ many Florida carriers offer premium discounts for metal roofs
- Hurricane zones โ standing seam with concealed clips handles high winds exceptionally well
Florida-Specific Considerations
- Coastal corrosion โ within 3,000 feet of saltwater, use Galvalume Plus or aluminum panels. Standard galvanized will corrode in 5-10 years.
- Thermal expansion โ Florida's heat causes significant panel movement. Standing seam with floating clips accommodates this. Exposed fastener panels don't โ those screws will back out.
- Lightning โ metal roofs don't attract lightning (common myth), but they should be properly grounded per Florida Building Code.
Concrete & Clay Tile: The Florida Classic
Tile roofs define Florida's architectural landscape. They last 50-75 years, handle hurricanes well, and look stunning. But they're not for every building.
When to Choose Tile
- Multifamily and HOA communities โ many associations require tile for aesthetic consistency
- Historic properties โ historic preservation standards often mandate tile
- High-end commercial โ resorts, country clubs, upscale retail centers
We completed a 1,200-square tile remediation project at Bermuda Palms in Naples โ a previous contractor had installed a non-code-compliant roof with constant leaks. We identified every failure point, worked with structural engineers, helped the property manager build a legal case, and re-roofed the entire community to code. That's the kind of project where experience matters more than price.
The Hidden Costs of Tile
- Structural requirements โ tile weighs 900-1,100 lbs per square. Your structure has to handle that. Many commercial buildings can't without reinforcement.
- Underlayment is the real waterproofing โ the tile is decorative and wind protection. The peel-and-stick underlayment beneath it is what keeps water out. This is where cheap installations fail.
- Maintenance โ individual tiles crack from foot traffic, debris, and thermal cycling. Budget for annual inspection and spot repairs.
The Decision Framework
Ask yourself three questions:
- What's my roof slope? Flat or low-slope โ TPO. Steep slope โ metal or tile. Mixed โ combination system (we do these all the time).
- How long am I holding this building? Under 15 years โ TPO (best ROI). Over 20 years โ metal or tile (lifecycle cost wins).
- What does the building code / HOA / historic board require? This often makes the decision for you.
What About Silicone Coatings?
If your existing roof is in fair condition but aging, a silicone coating system can extend its life 15-20 years at 50-75% of the cost of a full replacement.
