What This Page Helps You Decide
Use this page when the question is not just “Do we use TPO?” but whether the system choice and execution path are actually sound for the building.
TPO Roofing Florida
Florida TPO roofing decisions should feel cleaner than a membrane sales pitch. Owners need sharper guidance on repairability, seam risk, energy performance, recover-versus-replace logic, and what the roof is actually signaling before money goes out.
Commercial crews, statewide coverage

Why GCs Choose Ocean Group for TPO Roofing
When your commercial project calls for a TPO roofing system, you need a subcontractor who understands the spec, knows the manufacturer requirements, and won't create problems on your timeline. Ocean Group Construction has been installing commercial TPO roofing systems across Florida since 2002.
We're not a residential company that dabbles in commercial. Every crew member works commercial full-time. We know your workflow — BuildingConnected, Procore, iSqFt — and we know the difference between hitting a deadline and costing you money.
TPO Installation Methods We Certify In
- Rhino Bond Induction Welding — No fasteners through the membrane. Cleaner install, better wind uplift performance, faster completion. We're certified Rhino Bond installers.
- Fully Adhered TPO — Bonding adhesive applied to substrate and membrane. Ideal for re-roofs over existing insulation and for projects where aesthetic matters.
- Mechanically Attached TPO — Fastened through insulation into the deck. Cost-effective for large-scale new construction and projects with tight budgets.
Manufacturer Certifications
When the spec requires a certified applicator, we're already on the list:
- Carlisle SynTec Systems — Certified Applicator
- Versico Roofing Systems — Certified Applicator
- GAF — Certified Commercial Contractor
- Firestone Building Products — Certified Applicator
- Rhino Bond — Induction Welding Certified

We review drawings before we bid. If there's a scope conflict between your plans and the manufacturer's installation requirements, you'll hear about it from us before it becomes a change order — not after mobilization.

Florida statewide. We've completed TPO roofing projects in Naples, Miami, Fort Lauderdale, Tampa, Orlando, Lakeland, Jacksonville, and everywhere in between. If it's in Florida, we can crew it.

Common TPO Roofing Questions
How long does a commercial TPO roof last?
A properly installed TPO roofing system with manufacturer-certified installation typically carries a 20-30 year warranty. The actual service life depends on membrane thickness (45, 60, or 80 mil), installation method, and maintenance. We recommend annual inspections and proactive maintenance to maximize the life of your investment.
What's the difference between Rhino Bond and mechanically attached TPO?
Rhino Bond uses electromagnetic induction to weld the membrane to special fastener plates beneath the surface — meaning zero exposed fasteners penetrating the membrane. This reduces leak risk, improves wind uplift ratings, and creates a cleaner finished product. Mechanically attached systems use screws and plates through the membrane at the seams, which is more economical but creates more potential leak points over time.
How much does commercial TPO roofing cost in Florida?
Commercial TPO roofing in Florida typically ranges from $5-$12 per square foot installed, depending on system type, insulation requirements, deck condition, and project complexity. Rhino Bond systems cost slightly more than mechanically attached but offer superior long-term performance. Contact us for a project-specific estimate — we bid to your drawings, not to general averages.
Do you work as a subcontractor for general contractors?
Yes — the majority of our work is as a roofing subcontractor for general contractors on commercial projects. We're active on BuildingConnected, Procore, and iSqFt/ConstructConnect. We understand the submittal process, RFI workflow, and the importance of hitting your schedule milestones.
Can you bid from plans and specs statewide?
Yes. We bid commercial TPO work statewide across Florida and regularly review plans, specs, and manufacturer requirements before we price. If there is a scope conflict, we flag it early so it does not become your problem after mobilization.
Do you provide manufacturer warranty-qualified installs?
Yes. Our manufacturer certifications are there for a reason. We install to spec, coordinate required details, and help position the project for the warranty package your job calls for.

Choose Your Next Move
- Commercial leak repair when the issue has already turned active
- Roof inspections when the next step needs documentation and decision clarity
- Repair vs coating vs replacement when the building may be heading toward a bigger decision

Why Owners Get TPO Decisions Wrong
TPO roofs create expensive confusion when people jump straight from “it is leaking” to “replace it” or from “it still looks decent” to “do nothing.” Florida heat, seams, penetrations, foot traffic, ponding patterns, and repair history matter more than generic age rules.
TPO Decision Comparison
Best when the problem is localized, documented well, and the membrane still has real life left.
Best when the roof needs a controlled next step but full replacement is not yet the cleanest financial move.
Best when seams, wet areas, repeated leak history, or system fatigue make more patching feel like denial instead of strategy.
What a Cleaner TPO Process Looks Like
Start with a sharper roof read, document the membrane condition, isolate whether the issue is seam-related, puncture-related, flashing-related, or age/system-wide, then decide whether repair, coating, recover, or replacement is the cleanest long-term move.
TPO Questions Owners Usually Ask
- Is this a seam problem or a bigger membrane problem?
- Can this be repaired cleanly or are we just buying time?
- Would a coating make sense here, or is that just delaying replacement?
- How much does ponding or foot traffic change the decision?
- What is the next smartest move if we are trying to avoid a bad capital call?
