If you're re-roofing a commercial building in Florida, you'll likely narrow your options to two single-ply membrane systems: TPO (Thermoplastic Polyolefin) and EPDM (Ethylene Propylene Diene Monomer). Both are proven commercial roofing systems installed on millions of square feet across the state. But they perform very differently in Florida's specific climate — and choosing the wrong one can cost you tens of thousands in energy bills, premature repairs, or warranty headaches.

What Is TPO Roofing?

TPO is a thermoplastic single-ply membrane — typically white or light gray — that reflects solar radiation. The seams are heat-welded, creating a chemical bond that's actually stronger than the membrane itself. TPO has dominated the commercial roofing market since the mid-2000s and currently accounts for roughly 40% of all new commercial roofing installations in the United States.

In Florida, TPO roofing is especially popular because of its reflective properties. A white TPO membrane reflects up to 85% of solar radiation, which translates directly to lower cooling costs — a significant factor when your AC runs 8-10 months per year.

What Is EPDM Roofing?

EPDM is a synthetic rubber membrane that's been used in commercial roofing since the 1960s — making it the most field-tested single-ply system available. Traditional EPDM is black, though white EPDM options exist. Seams are typically glued with adhesive or sealed with tape, rather than heat-welded like TPO.

EPDM's greatest strength is its flexibility and durability across temperature extremes. It handles thermal expansion and contraction better than almost any other membrane, which is why it dominates in northern climates with severe freeze-thaw cycles.

Energy Efficiency — Advantage: TPO

This isn't close in Florida. White TPO reflects solar heat; black EPDM absorbs it. On a 95°F summer day in Miami or Tampa, a black EPDM roof surface can reach 170°F while a white TPO stays around 110-120°F. That 50-60°F difference means your HVAC system works significantly harder to cool the building below an EPDM roof.

EPDM seams are adhesive-bonded or tape-sealed. While modern EPDM adhesives have improved dramatically, adhesive seams remain the most common failure point on EPDM roofs — especially in Florida's heat, where adhesive degradation accelerates. Wind Uplift Resistance — Advantage: TPO (mechanically attached)

In Florida's hurricane zones — especially the High Velocity Hurricane Zone (HVHZ) covering Miami-Dade, Broward, and Palm Beach counties — wind uplift resistance is non-negotiable. Mechanically-attached TPO systems with Carlisle's Rhino Bond induction-welded attachment offer exceptional wind performance. The fasteners are encapsulated beneath the membrane, eliminating water penetration at attachment points.

EPDM can be mechanically attached as well, but fully-adhered EPDM installations are more common — and fully-adhered systems depend entirely on the adhesive bond to resist wind uplift. In Florida's sustained hurricane winds, mechanically-attached TPO with welded seams provides a stronger overall assembly.

Longevity & Durability — Close / Depends

Both systems have 20-30 year life expectancies when properly installed and maintained. EPDM has a longer track record — roofs installed in the 1970s are still performing — while TPO's oldest installations date to the mid-1990s. In Florida specifically:

Maintenance & Repair — Slight Advantage: TPO

TPO repairs are heat-welded patches — fast, reliable, and permanent. EPDM repairs use adhesive patches that, while effective, are more technique-dependent and can fail if the surface isn't properly cleaned and primed. In Florida's humid conditions, getting a clean, dry EPDM surface for adhesive bonding can be challenging during the wet season (June-October).
